Real Estate property taxes are levied annually against your property and due upon receipt of the tax bill, but no later than December 31 each year. The postmark determines the timeliness of payment. For example, a payment mailed and postmarked December 29 is considered paid on time even though the Collector’s Office does not receive the payment until January 2. The Collector’s Office mails tax bills during November. If a tax bill is not received by the second week of December, contact the Collector’s Office at 844-277-6555 EXT 310 . Failure to receive a tax bill does not relieve the obligation to pay taxes and applicable late fees. Taxes not paid in full on or before December 31 will accrue penalties and late fees.
Taxes are assessed on property owned January 1 but taxes are not billed until November of the same year. Taxes are due for the entire amount assessed and billed regardless if property is no longer owned or has been moved from Randolph County. If your parcel has been sold, see paragraphs below describing the needed processing.
Tax bills show in the same name in which they are recorded on the deed. All changes of ownership must be recorded for the bill to reflect the new name.
Escrowed Taxes
If you have your taxes Escrowed by your mortgage company, you will need to forward a copy of your bill to them. As a service, we send them a printout for all parcels they request, although due to the refinancing and property sales, this information is not always current for the owner or lending institution. Ultimately, it is YOUR responsibility to make sure that your real estate taxes are paid. Contact your mortgage company if you have any questions, or if you do not see that your tax bill is paid and you have an escrow.
*If you are a lender and searching for a tax statement, accounts marked as ESCROW are not available to print a statement until after they have been paid. You will need to email the office to request a copy of the tax bill.
